The Columbia River waterfront
Vancouver Waterfront Park sits south of downtown and west of I-5. Its 7.3 acres include Grant Street Pier, paved paths, play equipment and river viewpoints. The Columbia River Renaissance Trail connects the waterfront with Wintler Park more than five miles away. Start here to understand the riverfront setting, then visit the actual blocks around any property on your shortlist.

Look beyond a single neighborhood label
The city’s neighborhood directory is a useful way to orient a search. Downtown includes Esther Short Park and mixed-use development. Harney Heights includes older houses, apartments and condominiums, with services along Mill Plain Boulevard. These are starting points for comparing locations, not a description of every property or a promise about what is currently for sale.

Test your everyday routes
Choose two or three candidate addresses and test the trips you would actually make: work, groceries, appointments and regular activities. Visit at your normal travel times. A weekend waterfront walk and a weekday commute answer different questions. Record where you would park and whether the walking route you expect is continuous.
Compare the property as carefully as the location
For a condominium, ask for association documents, recurring charges and maintenance responsibilities. For a detached home, note the condition and usable outdoor space you want an inspection to address. Bring Brad your listing links and unresolved questions. Use the same priorities for each showing so the appeal of a neighborhood does not obscure the individual property.
